Guesty Lite is a streamlined property management system designed for hosts and small portfolios who want the power of automation without the complexity. Built as the “lighter” version of Guesty’s full platform, it gives you the essentials you need to stay on top of bookings, sync calendars across channels, handle guest communication, and process payments — all from one dashboard.

With Guesty Lite you’ll save hours on admin, reduce double-bookings, and keep your guest experience running smoothly. It’s a great option if you’re starting out with a handful of properties but want professional-grade tools to help grow your direct bookings alongside the OTAs.

Ease of Use

Guesty Lite has similar interface concepts to Airbnb, so, if you find Airbnb easy to navigate then you’ll probably be OK with this tool.  They have the concept of listings and calendars etc.  Bizarrely the reservations list is under the ‘More’ section which makes it difficult to find.  You have to set up automated messages as they are not set up be default – if you forget this then your direct guests will receive nothing at all! There are prebuilt templates to help but you need to activate them.

Support

The chat support is pretty good – you get a bot at first which actually resolves most issues.  If not they transfer you to a human.  I had some questions about how the pricing works and never really got a satisfactory answer!

Value

There are two pricing models – the Optimiser Bundle which is $9 per month per listing (paid annually) plus a 1% channel commission.  Alternatively there is a $34 a month option with no fees but no optimiser. This is $17 a month paid annually.  Price Optimiser is a dynamic pricing tool.  So paid annually without Optimiser this is good value for one listing.  I don’t know why you’d use Optimiser when you can integrate pricelabs for $19 a month which is the industry leader if Dynamic pricing is of interest.

Integrations

The only external integrations are Stayfi, Touchstay and dynamic pricing tools.  More integrations are available in the full fat version.  There are some additional add ons that you can subscribe to including a product like Aircover to cover guest damage.  This has a per booking fee.  Also a guest communications service and locks manager.

Guest Booking Journey

The only widget that they provide for a website is a fairly basic search widget.  We have had to adapt that to make anything remotely ok from a user interface point of view.  It is almost forcing you to go down the API route – which we avoid at Ditch Your OTA as it can be fraught with technical issues.

Once a guest has actually gone through to booking it’s fairly straightforward

Branding

You can customise the booking pages within the themes that they give you and there are some banners and buttons that you can customise to fit the colours etc of your website.

Channels

Only Airbnb, Booking.com and VRBO are provided.  You would need the full Guesty version for additional channels like Expedia etc.

Upsells

The only add ons you can have are cleaning fees, extra person fees and management fees.  It isn’t possible to add any other kinds of fees or upsells. Again this is only available in the full version of guesty which is more expensive and requires you to have 3 or 5 properties (the website contradicts itself)

Vouchers & Discounts

You can only set monthly and weekly discounts.  No option for voucher codes.

Reporting

There are some very basic revenue analytics and a financial summary which is useful for accounting,

ICal

You can have as many iCal links as you like  as well as export your calendar via an ical link.

Agency

There are no specific functions for agencies primarily because this is a tool for smaller operators.  That said you can set up different payment gateways and assign them to different listings so technically you could run a small agency if you’re happy managing commission and owner statements manually.

Pricing Setup

Pricing is easy – you literally drag dates on the calendar to update prices.  Just like Airbnb. They only offer nightly rates.  However you can only do this in the main calendar – not the listing calendar which can be confusing.   There is no bulk season updates and no facility to copy prices year to year.  BUT the biggest issue for me is that you cannot limit check ins by day of the week.  If you have the dynamic pricing module you do get this option – if you’re prepared to hand over 1% of your revenue (which includes the Airbnb fees!)

Communications

There is a nice communications system with some pre done workflows and also the facility to create your own.  You can bring booking tags like First Name into the emails to personalise them – this is a great feature.  There is also a guest app.  Frustratingly the guest app set up looks like you should be able to add a guidebook – but their guidebook is only available in the full version.  Instead you’d need to connect to Touch Stay for recommendations.

Summary

Key Strengths

✅ Strengths of Guesty Lite

  • User-friendly dashboard – designed with smaller operators in mind, so it’s easier to navigate than the full Guesty platform.

  • Multi-channel calendar sync – keeps Airbnb, Booking.com and Vrbo in line to reduce double bookings.

  • Automated guest messaging – send scheduled messages for check-in details, reminders, and thank-yous.

  • Payment processing – take and track payments directly through the platform.

  • Scalable – a stepping stone to the full Guesty system if your portfolio grows.

Limitations

⚠️ Limitations of Guesty Lite

  • Fewer integrations – compared to the full Guesty platform, you’ll find less choice in connected apps and tools.

  • Pricing model – charges per listing and per booking, which can get costly as you add properties.

  • Limited advanced features – lacks some of the more powerful automation and owner reporting that larger operators may need.

  • Guesty branding – certain elements (like guest communications) may carry subtle Guesty branding unless customised.

  • Learning curve – simpler than Guesty Pro but still more involved than some very lightweight PMS options.

The Last Word.......

Guesty does have a lot of great functionality like the communications and guidebook and is pretty easy to use.  That said there are some considerable limitations;

  • No upsells and very limited fees
  • Can’t restrict check in unless you have the expensive price optimizer
  • No real booking widget
  • Not many options for customisation

Initially the $9 a listing pricing looks good value but the 1% channel booking fee soon mounts up.  The $34 pricing cuts that out but means this is still expensive for a tool where they have clearly cut out much of the functionality needed to run effectively.
